MIRVAC AND AUSTRALIAN RETIREMENT TRUST WELCOME IVE GROUP TO ASPECT INDUSTRIAL ESTATE AMID SUSTAINABILITY SUCCESS AT THE ESTATE

Mirvac and its industrial partner, Australian Retirement Trust (ART) have announced another new 44,000 square metres warehouse lease at the 56-hectare Aspect Industrial Estate, as well as significant sustainability recognition for its latest major warehouse and construction commencement on a further two warehouses. With an estimated end value of $820 million, Aspect Industrial Estate is one of the largest industrial estates in the Mamre Road precinct in Western Sydney. 

Australia’s largest diversified marketing company, IVE Group have committed to Aspect Industrial Estate in a new purpose-built facility totalling 44,000 square metres. 

Mirvac’s CEO of Investments, Richard Seddon, said that Aspect Industrial Estate demonstrates the Group’s focus on delivering high quality and environmentally sustainable assets that are flexible, functional and respond to our customers’ needs. 

“We are delighted to welcome IVE Group to Aspect Industrial Estate. IVE Group operates across multiple warehouses nationally, and we have created bespoke workspaces to enable them to centralise parts of their business. Consolidating elements of their operations under one roof will create greater efficiency for their packaging and printing processes,” said Mr Seddon. 

Australian Retirement Trust’s General Manager of Mid Risk Assets and UK, Michael Weaver, said the fund was confident the investment in Aspect Industrial Estate would deliver value for members. 

“Real estate investments form a key part of our portfolio, and importantly, our investment in Aspect Industrial Estate is growing the local economy while delivering value to our members. We’re pleased the development is continuing to progress and see the warehouse for the IVE Group as a fantastic addition,” said Mr Weaver.

This leasing success has also been complemented by The Winning Group’s distribution centre at Aspect Industrial Estate, achieving two major sustainability milestones, continuing our sustainability leadership for industrial developments setting a new benchmark for industrial developments in Australia. 

The ~66,700 square metre facility has been awarded a?6 Star Green Star – Design & As Built v1.3 rating?from the Green Building Council of Australia and has been certified?Carbon Neutral for upfront embodied carbon?under the Climate Active Carbon Neutral Standard.

The two major sustainability certifications for The Winning Group’s distribution centre at Aspect Industrial Estate are in recognition of the key sustainability features, including a 650-kW solar PV system, carbon neutral upfront embodied carbon, EV charging infrastructure and advanced environmental monitoring systems. 

While these sustainability certifications only recognise one warehouse, the estate itself is targeting?net positive embodied carbon certification for all warehouses. 

Harry Boileau, General Manager, Winning Services said, “We are proud that our Kemps Creek Distribution Centre has achieved world-leading sustainability and environmental credentials, as it reflects our company mission to provide the best experiences in the world, for the world, including for our planet. 

“Our desire to use our business and ecosystem as a force for good, is why achieving a 6 Star Green Star rating and Carbon Neutral certification for our largest-ever distribution centre was so important. We were delighted to partner with Mirvac on our NSW Winning Services distribution centre, which supports the growth of our retail entities Appliances Online, Winnings and third-party logistics partners and operates our award-winning take-back and recycling program,” said Mr Boileau. 

Mr Seddon spoke to the asset’s sustainability success, emphasising that as awareness around environmental responsibility grows, it’s this very commitment from Mirvac that’s attracting companies to lease its assets. 

“We are proud to deliver this state-of-the-art facility for The Winning Group. Our commitment to top-tier sustainability standards has been longstanding at Aspect Industrial Estate, with two of the completed warehouses having both already achieved Carbon Neutral certification for the building’s upfront construction carbon emissions. Achieving a 6 Star Green Star rating and Carbon Neutral certification at The Winning Group’s distribution centre reflects our shared and continued commitment to sustainability and innovation,” he said. 

Due for completion in 2027, Aspect Industrial Estate will include 245,000 square metres of state-of-the art industrial warehouses and is creating approximately 500 jobs during construction and 1,200 jobs at project close. The first three buildings, equating to approximately 122,000 square metres, are completed and have been leased to major tenants including CEVA Logistics, B Dynamics and Winning Group, with construction underway on a further 49,202 square metres across three buildings, to meet market demand and targeting completion later this year.
